The Alabama Gulf Coast Market Just Made a Big Move - Vital Signs June 2026 | Bellator Real Estate

Every month, our Vital Signs report takes the pulse of the residential market across the two counties we serve. The number behind each market is its absorption rate — how many months it would take to sell every home currently listed if nothing new came on. Under six months means homes are moving quickly and sellers hold the advantage. Over six months means buyers have more room to negotiate. The 6.0–6.9 zone is a balanced market where neither side has a clear edge.

From May to June, one county held its ground, and the other made a move worth talking about.

Vital Signs provides a visual representation of what's happening in the Alabama Gulf Coast real estate market. The color-coded numbers represent the absorption rate; the number of months it would take to sell every home on the market in a particular price range if no others were added. If the market is moving quickly, the absorption rate will fall below six months of supply, and if it's more of a buyer's market, it will jump above six months of supply. The rate is determined by dividing the number of units currently on the market by the number sold in the past month.
